Garden Plots: with or without planning permission. People with large gardens are selling them to us. Our demand for building land has never been stronger. A freeholder with a substantial plot of land could be sitting on a substantial pot of money.

One lucky homeowner in Banstead, Surrey, has just discovered that his three-acre garden is worth £1.2 million as a building plot for three new houses - more than the value of his house, garden and everything else put together without planning permission.
His house itself will drop in value from £900,000 to £700,000, says Jonathan Beach of FPD Savills. But he will make a profit of £1 million.
As a rule of thumb, we expect to pay one third of the value of the finished development for a plot. So, if a £150,000 house can be built to the rear of your house, you should think in terms of receiving £50,000.

Joint Ventures: A Joint Venture is a particularly effective strategy for sites where the development scenario is uncertain. The risks are essentially removed and best value is achieved. The landowner is further able to benefit from the technical expertise of the chosen developer together with their access to development funding.
Marriage values: Is the value which the merger of two or more interests in land would release. For example one garden plot may not be big enough to develop therefore has no development value if however two garden plots of different owners are merged to provide a sufficient plot to build upon, both owners are able to share the profit of the sale subject to obtaining planning permission. It may well pay you to co-ordinate the sale of your back garden with those of other residents if they too are interested in realising a profit. A potential site for several homes can be worth far more, proportionally, than a plot with room for just one or none at all.
