A First Look at a £12m Passivhaus, CLT-Built Primary SchoolJoin us for an exclusive guided site visit to the new 2‑form entry primary school under construction by Stepnell in Houlton, Rugby—a landmark project setting new standards in low‑carbon, sustainable educational design.
About the Project
This innovative £12+ million development is being constructed using Cross Laminated Timber (CLT), chosen for its exceptional sustainability credentials and low embodied carbon. The school is being delivered to meet full Passivhaus standards, ensuring outstanding energy performance and thermal comfort.

- Full CLT structure for dramatically reduced carbon input
- Timber canopy and natural material finishes
- High‑performance composite windows
- Air Source Heat Pumps providing efficient, low‑carbon heating
What You'll See
By April, the building’s structural frame will be largely complete, with internal and external finishing works well underway. This visit offers a rare opportunity to explore an advanced CLT project at close quarters and hear directly from the team delivering it.
