Join us for a tour to see how Northcote is changing to support Auckland’s housing needs and strengthen the local community.

CIOB, with the support of Kāinga Ora and Auckland Urban Development Office (AUDO), is pleased to invite you to a site visit of the Northcote neighbourhood, one of Auckland’s largest and most ambitious urban regeneration programmes.

About Kāinga Ora – Urban Development and Delivery (UDD) & Auckland Urban Development Office (AUDO)

Kāinga Ora – UDD is responsible for planning and delivering large-scale, long-term urban regeneration projects across New Zealand. Their role goes beyond building homes – they work in partnership with communities, councils, mana whenua and private developers to create well-connected neighbourhoods with quality housing, public spaces, transport links and social infrastructure that support thriving communities.

Alongside Kāinga Ora’s housing-led redevelopment, Northcote is also undergoing a long-term town centre and neighbourhood regeneration led by Auckland Council’s Auckland Urban Development Office.

Northcote in brief – then and now

The Northcote programme has transformed an ageing state housing area into a mixed, vibrant community and has enabled more people to live close to transport, schools and services, while providing warmer, healthier homes that better meet the needs of today’s households and families:

Before redevelopment:

  • 317 older state houses.
  • Low-density layouts with limited connectivity and ageing infrastructure.

After redevelopment (on completion of the programme):

  • Up to 1,679 new homes in total. 480 new public (state) homes. Which are all complete. Around 1,200 market and affordable homes. With 409 now complete and a further 300 in construction.
  • A significant increase in housing density, with more apartments and townhouses.
  • New streets, improved walking and cycling connections.
  • New and upgraded parks, green spaces and community amenities.
  • AUDO’s redevelopment of Northcote Town Centre to create a lively and welcoming heart.

On the day

During the site visit, you’ll see firsthand:

  • How the precinct has evolved from its previous layout.
  • The scale of housing intensification achieved.
  • Examples of completed developments alongside areas still progressing.
  • How urban design, open space and housing work together to support community wellbeing.
  • AUDO’s Northcote Town Centre regeneration to create a more vibrant, connected and people friendly Northcote through upgraded public spaces and infrastructure, improved connections and new community facilities.


Site requirements: Please note NO special PPE is required for this site tour.

Tickets for CIOB Members are FREE! Kāinga Ora and AUDO are conducting this visit at no cost to the CIOB. The modest fee charged by the CIOB is intended to cover administrative and staffing expenses. As a non-profit organisation, the CIOB reinvests all funds to support the creators and users of the built environment. Notably, for every $2 NZD invested in the CIOB, $9NZD in social value is generated.
